Prime property is rarely undersold on price. It gets undersold on exposure: too many viewings, too many portals, not enough control over who walks through the door. What follows is the opposite approach. A private list, a written valuation, and a sale that closes without an audience.

An agent should be a filter, not a megaphone.
Most listings in the prime districts get broadcast to everyone and seriously considered by almost nobody. Buyers read every extra week on a portal as a discount waiting to happen, and by about week six they're usually right.
I work the other way round. Value it properly, present it properly, then show it to a short list of people who are actually in the market for it. You end up with fewer viewings and better offers, and no public price history for the next buyer to pick apart.
