The prime district edition

Always sold, for more.

Prime property is rarely undersold on price. It gets undersold on exposure: too many viewings, too many portals, not enough control over who walks through the door. What follows is the opposite approach. A private list, a written valuation, and a sale that closes without an audience.

An agent should be a filter, not a megaphone.

Most listings in the prime districts get broadcast to everyone and seriously considered by almost nobody. Buyers read every extra week on a portal as a discount waiting to happen, and by about week six they're usually right.

I work the other way round. Value it properly, present it properly, then show it to a short list of people who are actually in the market for it. You end up with fewer viewings and better offers, and no public price history for the next buyer to pick apart.

The profile

Twelve years in one square mile

I help busy families in Singapore upsize, downsize, and invest, with thoughtful advice and no pressure to rush. I pair honest data on what your home is really worth with genuine care for how the move actually goes, so your next transition is one less thing to worry about.

I take on a handful of properties at a time, which means the honest answer is sometimes that I'm full. When I can take yours on, it has my full attention until it's sold.

The method

Four movements

Movement I

Honest valuation

I price from what has actually transacted in your block and your street, rather than what the neighbours are asking. You get the full workings, so we can discuss it properly if you disagree.

Movement II

Private release

First sight goes to a shortlist of buyers and family offices already searching for exactly this profile. Nothing goes public until you tell me it can.

Movement III

Considered presentation

I pay for the styling, the photography and the written dossier. Viewings happen by appointment and I attend every one. I don't do group viewings.

Movement IV

Clean close

Every offer reaches you in writing with the buyer's financing already checked. I stay on it through conveyancing and handover so you aren't chasing anyone.

No obligation

What is your home worth?

You get a written valuation: the comparables I priced from, what demand actually looks like for your unit type right now, and a timeline I think is realistic. Back with you inside two working days.

I don't pass your details to anyone or add you to a mailing list.
